However, the sale-to-list ratio sits at 96.08%, meaning buyers are successfully negotiating roughly 4% below asking price on average. Furthermore, 44.4% of active listings have experienced price reductions — sellers who overprice are paying for it in time on market.

Days on market range from 40 to 66 days depending on price tier and village. Inventory has risen 28.9% year-over-year, giving buyers more choices than in 2024 and early 2025. Consequently, the market rewards well-priced listings and punishes wishful pricing in equal measure.

The single biggest development story in Bridgeland’s history was announced on February 12, 2026. Specifically, the Houston Texans, Harris County, and Howard Hughes Communities announced plans for Toro District — an 83-acre sports and entertainment destination within Bridgeland Central. The project includes a 22-acre global headquarters and training complex for the Texans, projected to generate $34 billion in long-term economic impact and create more than 17,000 jobs over time.

Additionally, the H-E-B at Village Green is open and anchoring the retail district near Bridgeland Creek Parkway and Summit Point Crossing. Chevron has acquired 77+ acres for a corporate campus. The first mass timber office building in Greater Houston broke ground in May 2025. The 925-acre Bridgeland Central urban core is becoming a genuine employment and lifestyle hub for all of Northwest Houston.

New construction remains one of Bridgeland’s primary draws in 2026. Prairieland Village is the most active new construction phase, with Highland Homes, David Weekley Homes, and Partners in Building all operating model homes. Furthermore, Creekland Village — described by Century Communities as the community’s final village — is developing near US-290 with a focus on sustainability.

Entry-level new construction starts in the $380s on 40-foot lots. Mid-tier new construction on 65-foot lots runs from the upper $600s to $800s+.
